This a very good point and although it makes a lot of sense - it relies hevily on the previous lender/title company/searcher. If the previous group of people weren't as selective with their decisions, there could be older title problems that were never corrected and could eventually pose a problem for the current owner/lender.
With title companies being rushed and pressured there are lot of minor problems being insured over that will one day come back to bite someone. Some of those problems could have been easily fixed at the time, but as people move and pass away they become more difficult to deal with later.
These quicky searches have definitely found a niche in our industry and they aren't going to go away. Therefor, we all need to do our best to accomodate our customers and still try to maintain a decent level of integrity in our public records and the status of our titles.
