I can't agree more with all the previous postings. I also want to add that I've had requests from attorneys to search from the last mortgage forward! I refuse to do this and will do a present owner search for them. These requests are because title insurance companies here in Rhode Island (they are big national companies, by the way) will insure from the last mortgage provided that certain conditions are met. This to me is a very scarey trend. The land evidence clerks tell me that because of the volume lately, they have seen an increase in corrective documents being recorded. I can't imagine the problems we're going to start seeing.
