I'd like to offer the "other side of the coin" position. I am located in CT and manage a national vendor network of abstractors, many are based in CT, MA, RI and other Northeast states. Connecticut, Rhode Island and Vermont present additional challenge with the town systems, but we are able to provide a sizeable volume for our abstractors, we cover those independent contractors doing our work on our E&O policy and also provide "protected" territories so long as the individual can meet the turn time requirements posed by our customers. Similar to any other industry, with the automation of property information, the title searching (our primary work is current owner) is becoming easier and faster to do. We also automatically pay our affiliates on a biweekly schedule based on work completed and submitted in the prior two weeks, NO BILLING! As for the "discount" rates, yes, quality is the first and primary concern to us and our customers, but we can offer a high volume of work in a concentrated area to limit the travel time ensuring that our Affiliates are fairly compensated. If you are interested in checking us out, go to www.ils.com and see Affiliate Services. Like any other business, we are in the position of keeping our costs down and passing that on to customers, it is a highly competitive business as you all know. We have Affiliates that have been in our network for 16+ years, so it must be working!
