I will use any form my client requires but prefer to use my own. I have seen forms that ran to 11 pages without providing any more detail or information than an efficient one page form.
All of my fees are based on the use of the Davick Services form. For those clients who require the use of their own forms, additional fees may apply. If it is worth it to them, it is worth it to me.
A standardized form would be equally helpful to abstractors and vendor management companies. Perhaps something close to this could be developed from this discussion.
What I like to see in a form is. . .
1. Concise (one letter size page preferable)
2. Easy recognition of data input areas
3. Use of check boxes or circling for repetitive fields.
4. Logical order of entry (ie appraisal, tax, title chain, liens)
Maybe we could start an exchange of forms amoung the participants here. It would be nice if there was a place on this site to upload and download files but I don't see one. However, I would like to see anyone here has developed and will be happy to send the Davick Services form in return. It is a work in progress and has been for the past 13 years. Maybe this forum will give be another opportunity to improve it.
