The problem with discarding searches is that if a client ever "claims" that you missed something and tries to make a claim on your E&O insurance, you have no records to dispute it. We save all of our work, through imaging, along with the clients order form and the examiner's notes that do not get sent to the client. This way we know exactly what the client asked for, what the examiner checked, and what was sent to the client. We have never had a claim, (knock on wood) but we have had a few calls that were quickly resolved when we pulled our old searches. Since problems aren't generally found until a subsequent refinance, sale, or foreclosure, it could be years before anyone questions your work. I would recommend keeping ALL of your searches.
