Inexperienced abstractors is the biggest problem we face. When the work slows down it is only going to get worse. We have been undercut several times, but its always those clients who don't know what they are doing anyway.
I actually had one of them call me and tell me that my report was incomplete because we didn't show the amount on an EASEMENT. I explained to her that there is no amound on an easement. She said, "Well then how am I supposed to get a payoff?" People like this shouldn't even be in the business.
Thankfully we work with a lot of reputable title companies that know the value of a good title report and wouldn't switch solely based on price. These are the clients we want to see get more work, so I won't lower my prices so another title company can steal their work. REMEMBER, when you cut your fees for one of those clients, you are helping them undercut one of your good clients.
