Hi Helene, I can't imagine a scenerio where you would be held liable for a modification of a closed-end mortgage that was filed after the effective date of your report. As I stated before, notice is notice. I guess someone could sue, but they would be wrong. Should you be worried? Heck yes, I worry every day about bogus claims. That's part of the fun of being a title examiner.
