In my opinion, a minimum of $1million dollars for E&O. Most refi's I do exceed that but I put a disclaimer on my abstract that I am not responsible.
Also, Current owners should not be any less than $45. I don't care what anyone says, that is your butt on the line. I have title companies that I charge $45 and companies that I charge $125. My mobile notary fees start at $75 if they are in my home town and $25 for email docs. Title companies I charge a flat $125, this includes email docs or not. I get at least 10 closings a week, evenings only.
