Okay, it is like Target being mad at Wal-Mart. Any title company can go with who they want. I have only been abstracting for 8 years and doing closings for
6 years. I remember one day, November of 2002, I was verbally attacked in the courthouse by an abstractor, in front of every other abstractor in there. If you were not born into the title business and you are not from this county, there is no place for you, that is what they said to me. They said that I had deliberately undercut them and cut their profits. The company they were talking about called me because their turn time was too long. My husband freaked on them.(He is an abstractor too).
I got upset when new abstractors began lowering their rates and forcing us have to lower our rates to get the business. (Down to $35 for a current owner) I never put my prices that low. I have title companies that I have been with for years that like my work, turnaround time and my professionalism that they stayed with me. This is America, work where you want, but I don't like to see new abstractors, that are out on their own, they don't have a real idea of what they are doing or the liability they cause, I recommend to everyone I talk to that wants to get in this line of business, to work with an attorney or title company before becoming an independent abstractor. That goes for closing agents too. I went with a mobile notary for several months to get experience before I went out on my own.
