good story scott!!!here it is very important, not only to get mortgages recorded timely. but deed's as well. for example, A conveys to B, a twenty acre parcel, with lousy description, maybe by abutters, only.deed signed on 01-01-01.....slimey A also conveys to C, the same lot, same desc. or maybe a part of..,same dated date. C records on 01-02-01@9:00am. honest and trusting B, makes it in to record on 01-02-01 @ 9: 03 am. honest mr., or mrs.B now has jr. deed, and what that means here, is mr. C gets what his deed says,and mr. B gets whatever may be left over,in the 20,plus or minus acres. probably with bad neighbors........monica
