I too, rec'd the fax & would also like to applaud! I have one client that now just sends me the trash or the info they cannot find online. The thing is, they appear to rely on the online records, like for legal ownership/legal info. They use the county online tax records to get their deed reference & if the copy is not available on the clerk's website, they send it to me. Well, many times, the tax records are wrong; wrong book & page & often do not show outsales or even further conveyances, like an interest to a spouse for instance. And deeds may be rerecorded. Plus here, how can they check legal descriptions? I find many vesting deeds with inaccurate, wrong legal descriptions & even plats of surveys with wrong legals. Errors like that can't be found online; only checking the actual courthouse & tax records will find errors. Do these companies not care about accurate legal descriptions?
