we just received the same fax as you. My title supervisor asked how are we going to do this, especially when they want it scanned in, e-mailed to them and with our courthouses being up to 50-75 miles away. We do the best we can, that is all anyone can ask. We don't short cut, we don't compromise, we do what is right and the right search.
With speed and price (another issue) being the biggest concern, you do have to worry about the quality. Grant it, some searches are easier than others, but if you don't do a thorough job on either one then you can get caught in a trick bag. Yes, E & O insurance will cover mistakes and missed mortgages, but a carrier will only put up with so many claims. Due to these shortfalls our E & O rates will continue to climb.
As individuals we don't get our concerns heard. That is one of the reasons NALTEA was formed, to get our concerns heard, by our clients and the rest of the industry. Join NALTEA and help us get our concerns heard.
I would hope our clients would rather have the right search done correctly take a little longer than a quick search done that is missing information. Because in the end, speed with the wrong abstract will hurt everyone; abstractors, title companies, underwriters, E & O carriers, lenders and borrowers.
