I think that 99% of the abstractors on this forum agree with you. I have been title searching for 8 years. I did not even think about going out on my own for 2 years. People think this is easy and yes, I do discourage people from getting into this business, especially when the first thing out of their mouth is, "I heard you abstractors make a ton of money, can you teach me?" This is definitely a "cut throat" business. People are forever under-bidding each other to get the work. I cover 6 counties in Maryland and each courthouse has their own policies and the way the record documents. Wicomico is different than Talbot which is different that Worcester. There is no on line course that teaches you that. I have a lot of respect for you Shannon, Jay and Robert, just to name a few. Sometimes people do not like the hard truth. That is the reason that our E&O is so expensive. I do notice that I will see an abstractor for 6 months than all of a sudden he is gone. Some just can't take the heat and some got more than they bargained for.
