This looks like their type 4 search.  Here in Virginia, i run whom ever is on the title.  Also if someone signed the mtg who is not on title, I run them too.  I check divorces here even though they are in a separate court system.  Obviously if there isn't 100% ownership transfer in the current deed you have to find the other interest, and wills are indexed in my land records here so those get checked as well.

I guess my question is why would you not do a full current owner search?  The only thing this client has besides a type 4 is the type 3 search which doesn't require jd's.  Besides that difference, every current owner should be done the same.

But that is just my opinion.
