Thanks so much for bringing this very important point to surface. One county in our area is notorious for mistakes: not getting the names spelled correctly, indexing incorrectly, and not referencing documents, especially assignments. In this county you can only search by name, they do not have any means of searching by property at all. Only the one city does, but you are out of luck if it's a township. One other abstractor in this county reports problems regularly and they hate her for it. They laughed at her one day saying it didn't matter, they can't be held liable for the mistakes they make. She was furious and informed them all that because of their mistakes we as searchers could be held liable for thousands of dolllars, and lose all that we hold dear! How is this fair that the blame comes down on us when the county is at fault? County recorder offices should be made to document and post any discrepancies in their postings and information--and they should be held liable and accountable for mistakes. This particular county office will correct the problem, but they do not add a note saying when the information was added or corrected so it would look just like the abstractor missed it! Ugh! This gets very frustrating considering how much I love doing the work and work diligently to be accurate always. But it's scarier than holy heck to know I could have missed something that wasn't there and then all the sudden is! Needless to say, I don't work in this county anymore. I am more comfortable driving a few more minutes to another county for better records!
