we have the same thing going on in a couple of our counties as well. Changing addresses as well as street names to conform for the 911 conversion. Including one county switching from P.O. Box or HCR to actual street addresses.
Good point on the Parcel Number, APN, or Map number.
Like you, we make notes when a question could come up on the report. Especially when we suspect there is a 1st mortgage out there, but we can't find it in the index. Where they had a 1st for 180K and a second for 30K that they just took out 2 years ago, then the first is released, but not the second. You know there is another mortgage replacing that first one. Not too many people out there winning the lottery and paying off their mortgages. Or there is a Quit Claim Deed from one spouse to another, we always then suspect a divorce some where.
Clients always appreciate notes, it helps protect them, you, and the borrower. Everyone then proceeds with caution.
