Jay, I couldn't agree more. I can't tell you the number of times I've seen multiple addresses for a given property. What compounds the problem is that some of our counties are in the process of "re-addressing" in certain districts because of issues relating to 9-1-1 emergency services personnel being unable to locate homes in rural or remote areas.
While a good rule of thumb is to verify the legal, the APN or Map Number should not be overlooked, either. I've seen cases where an incorrect legal was cited on the mortgage, but the APN was the same as the property being searched, and vice-versa. In such cases, I make it a practice to note the discrepancy on my report, and obtain copies of pertinent pages of the docs to substantiate my findings. (A word to the wise -- C.Y.A.!!! Your clients will thank you, and your E & O carrier will thank you!!!)
