I was perplexed by the whole story and why red flags were not raised and questioned when the copies were turned in. It is not like he didn't turn them in - he may have even been writing a note to himself to see if "the property was one and the same with what he wrote - and after all the years has forgotten. A deed and D/T filed simultaneously and obviously part of the same closing could have an error in the legal in one of the documents - I report both, as I should with a notation that a correction "D/T or Warranty Deed" needs to be filed with the proper legal - which from all the other documents COMBINED with the legals would tell me which one it is. Here in Texas there are far and few between addresses that are actually PO Box - only boxes at the post office. You usually can tell that is the same property as the legal is usually just an error that someone typed "Lot 2, Block 3 instead of Lot 2, Block 2 and the addresses match and names match - doesn't take a rocket scientist but then again I have to remind myself that people are doing these searches without any kind of real estate background or certification.
