I've used a local company, Recodat, for the last twenty-five years as backup for my courthouse work on commercial jobs and on ones that just smelled funny. They have their own indexing by legal, where our courthouses are grantor/grantee. Several of the larger title companies locally, which are owners of Recodat, rely on them completely for many of their jobs. I know things are different everywhere, but I would be cautious relying on any outside indexing as it may affect your e&o coverage. Generally you have no recourse if these companies have an indexing error. The management of Recodat is being taken over by Date Trace next month, so it will be an interesting time for the examiners that rely on it as they will get to adjust to a new system.
I think the important thing is to know is the limitations of the data bases and or plants you are working with and to proceed accordingly.
