Good answer - I was just concerned that this person does not know that a "Quitclaim Deed" or "Special Warranty Deed" is. Actually the new owner takes title to the property SUBJECT TO ALL LIENS ON THE PROPERTY --AND ANY SALE THEREAFTER THE TITLE REPORT MUST INCLUDE ANY AND ALL FED/STATE/JUDGE OR ANY LIENS OF ANY KIND placed on the prior owner's name and/or property until the property is sold by the new owner and the mortgage is paid off - which is why assumption D/T are high risk which a lot of people do not know about until it is too late
