Here in Georgia, on-line records are not always accurate. Clerks of court in a particular county can choose to submit limited information to the state website and the information is not verified. There is a disclaimer on the state website. There are many spelling errors, for one. The online records are not the same as at the courthouse. I talked to a guy today, who knew another abstractor who relied on online records and got hit w/a $12,000 claim, relying on the online records. (The lien was in the index at the courthouse). I know a lawyer, who does current owner searches online and when I asked him about checking liens, he said he had "lien insurance"! Now what is that?? I utilize the online records but as a headstart and a crosscheck only. I'd never do a title search, even current owner, relying on records online.
By the way, just purchased the enhanced listing; hope it'll help. I'm unsure about the subscription svc. Also, was wondering--Alta is having a "small agent meeting" in March. Does anyone have any thoughts on that? Have a great day!
