Shannon....
I have been as guilty as the next person about fee disclosure...and the heck with it. I WILL NOT go under $40.00 for anything - nada. A deed report (or current owner deed - whatever) is $40.00; and the rest of my fees are comparable to yours. We do price commercial properties and new developments individually; and I do cut local companies that I feel are extremely loyal lots of slack The problem everyone has to understand is that its not just the time spent doing the search - it is the overhead. Even if you abstract in your home- there's additional utilties, phone lines, fax machines, printers, copiers, computers, toner cartridges - geez I could go on forever. Not just the mileage on the vehicle but the actual wear and tear. Sure, you can deduct mileage or put your car in service - but not many of us truly have a second car just for personal use. We have the E&O insurance expense - which is climbing. Then, and this is the big one - there are taxes. Not only state and local, sometimes city, definitely federal - and don't forget self employment taxes. As individuals we are taxed in a higher bracket than if we worked for someone else. So....with all that....how much does that $40.00 deed report cost me to produce? We all have the same base for expenses....unless you just use one pencil and one tablet a month...and a phone supplied by them to call the verbal in. :)
Ok. Now I spilled my guts....besides..all you usually have to do is ask the vendor manager and he will tell you. Not what a company specifically is charging...but overall what the fees are. I never recieved responses from some requests for price quotes...and I figure if they won't pay that they will find someone who will charge them what they want to pay. I cant afford to be any cheaper and still be here.
....now pardon me while I load my pocket protector with fresh bics...pull up my white socks....and pack my flask in my briefcase....gotta get ready for work tomorrow... :)
