Abstracting titles for 12 years, I can not say that all was perfect. As one mentioned above, like reading a line in a book, something can be overlooked and it happens to the best of us. I think we all strive for perfection. Thankfully, I've never had a claim either and as seldom as it may happen, some things may get by us. But I wanted to tell you about this situation that happened this week. A company called me the other day & told me that the wife of the guy who had applied for a loan could not possibly have the 2nd mortgage I reported. The last name was Davidson and she said I must have found one under Davis instead. ??? Well, Mr. D did have a 2nd loan & Mrs. wasn't on title anyway. I faxed the copies to the title co. Though sure I was right, I did worry a liitle--we can all make a mistake. I panic inside when a company calls me to question an abstract. None of us are infallible. There are many new abstractors here doing titles cheaper. I just stick to my same fees which haven't been raised since I started on my own (4 yrs). and can not and will not do the work I do for less money. I would love to raise my fees just to cover the additional increased costs; gas, copies etc. Unfortunately, that doesn't seem feasible but I have turned down companies who want me to do their work for less. I am trying to "market" myself a little more; got the enhanced listing--but I really try hard not to undercut or take an established abstractor's biz. And I haven't that I know of. But there are people out there who will cut your throat and that's sad!
