Jennifer and I suspected that this guy more than likely does not provide copies and probably calls the Recorder, Assessor and Treasurer to get all of this information. I think we were right. We sent him an email inquiring about his services and this is what he wrote back:
No we do not provide open mortgage informaton with these reports.This would add substantial cost and time to our lookups.
We can however,report the type of deed recorded, and a snapshot if one is provided at the county level. All counties are different, so it depends.We charge a nominal fee of $4.95 added to the regular $14.95 record order.
We do provide the current owner and the C.O.T (CHAIN OF TITLE) history of the property.
Our service is for streamline lookups, such as trying to decide between 2 properties which to buy or if you are a tax lien investor and need to know quick values.
