This is all very interesting. It is good to know how things in other states are viewed.
I would have done the same thing that Danielle did. We are abstractors, reporting what is of record. We aren't clearing title and we aren't giving legal advise. It is up to the title company to decide how they want to view the document. The same goes for missing assignments. If the release is filed by a Lender that we are not showing. We show the mortgage, make a note inre the release & send them a copy of the release. If they take it off the report, that is their decision. You reported correctly.
