After I receive the order I briefly review the records at the courthouse and then price the job. Some do end up being on residential rural property that has only changed ownership a couple of times and I have charged under 500.00 but then I have had major commercial buildings worth billions with all kinds of leases, etc - they are charged accordingly. I have noticed people doing cell tower searches and truthfully they are not checking all the docs all the way back - they are only checking deeds back - guess you get what you pay for - it will come back to haunt whomever and all I have to say is what comes around goes around. One company told me it was their sales marketing staff that was the problem - they marketed these searches at a ridiculous price and had to fill the orders with whoever would do them. Keep going - boy those claims are eventually going to come back and I would hate them on cell tower searches. Once those are done and cleared - different companies put the towers on top of each other. Anyway one of the searches I got was legal only - no name or address - contained in minutes from a commissioner's court. From there I had to find address and owner. My fee was very reasonable especially when my copy costs were as big as my fee was - but I was told that they would put me in as "extremely professional work" but unless I went down on my pricing they could not send me more. The search completed was under 750.00 before costs. Give me a break. Don't matter to me. But I would like to add - for some of you that charge so little for current owners the prices you charge for cell tower searches seem extreme the other way. You could not possibly do as many current owers as it would to take that minimum hourly wage of a cell tower search. Please take the comment constructively - balance between the two may be better for you and the industry as a whole.
