What if each of us contacted the our State Land Title Association for suggested questions ? - they would know more than anyone specific questions that would be general enough for an entire State. We could explain what they would be used for .... and perhaps get some kind of input at the same time into NALTEA. I don't know about other States - but I think procedures for the various counties within a State pretty much use their own priorities for indexing. Assignments in St Charles County can be found by running the Book and Page of the Deed of Trust....whereas in St Louis County...you have to run the Lender which makes it fairly impossible to find.
I have researched in Oklahoma, Missouri and Illinois. The main differences seem to be in whether its a Mortgage or Deed of Trust state - Oklahoma and Illinois are Mortgage States - Missouri is Deed of Trust. That in turn affects how foreclosures proceed - whether judicially or non-judicially. Then there is also the homestead vs. marital property -oil and gas leasehold interests - Oklahoma had a lot of activity there a number of years back. I have never ran across a leasehold for gas or mineral purposes in Missouri in twenty years, although I am sure they exist.
I have a sister in law who is an instructor at the title school, I will see if I can pick her brains .. :)
