Matthew and Kathy, what I believe you are referring to is more commonly known as a workcharge or workshare program. Basically, national title agencies are able to be RESPA compliant by paying you a workshare fee and not a referral fee. You give them your work. They do everything from the search to the disbursement. This is a good way for companies who do not have the capital or net worth to buy in to a title plant in California, Nevada, Idaho and other plant states. Be cautious in which states you use the program as your fee will reduce based on all of the participating states volumes. All in all, it is a great way to acquire clients and pick up business in other states by settling for a smaller fee on each deal in the workcharge states. Any questions, feel free to ask!
