I totally agree with Doug on this subject. Online searchers should be cautious...and I think it takes more knowledge to understand what you are looking at. Different people enter data differently - even at the same county recorder's offices. You can walk into the larger counties, and half the deputies can't help you because they don't even know what it is they are inputting -- or why. Half the time, they don't even understand the document they are recording for you - and will reject it without a more experienced deputy correcting them or assisting them. In most cases, it is necessary to pull the docs themselves to abstract the information to see if it is what they say it is. That calls for real examination. Not less experience....So often, we find Subordinations treated as Modifications - partial releases as full releases, etc etc. Actually, it can be like walking through a minefield. Inexperienced people just can't read the signals sometimes.
