We have gotten a few requests like this also.   We called the client & were instructed to search for mortgages from the current owner forward.  They didn't want taxes or liens.  However I always inform them, in most counties you have to pull the tax records to find the property in the first place.  We charge them as a present owner.  I do not have fees for "Mini-Searches" such as this.  You have to do the same amount of work anyway.  When we send it back to them we always note who we spoke to & what instructions we got from them.  We also make a note that this search covers....... only.  No search conducted on .................  If you make these notes on your report, they can not come back and say that that they were unaware.  
I, like Robert discourage these types of searches.  I'm sure that if there is ever a problem, it will be the searchers fault.
