It seems to me that your customer is asking for a current owner search without the tax and judgment searches.
Whenever we are asked to abstract all open mortgages, we follow established practice in our state. That includes, at a minimum, the last Warranty Deed with a substantial (80%) insured purchase money mortgage. We would include all liens, not just mortgages.
As for providing the current vesting deed, we would chain the deeds, court cases, etc. back to an appropriate point of beginning and provide all relevant information. That may be one deed or a combination of instruments, as necessary.
