Hi Robert,

If you answer this one hypothetical for me, then my confusion will be lifted like the early morning fog:

A married couple acquire property via Waranty Deed and grant a purchase money mortgage.  They later convey the property to their daughter via Quit Claim Deed.  Would your current owner search pick up that purchase money mortgage?
