you - these companies just go out o ftheir way to nickel & dime us title searchers to death. seems that the appraisers don't back down on their prices and in fact they have raised their prices. bu tthe title searchers. aahhh that's a different story. and cause some people who are new in the business and ruin it for us who know the business and know what we are doing and put out a great product, get cheated cause u low ball our fees. we as title searchers, need to take a stand to the industry and have a set standard, like the appraisers. why are we the ones that setting the standards.
what you sited is a current owner search, no if ands or buts about it. it still gets searched out completely, our E&O is still on the line, if there are errors. the industry has shor-cutted the products so many different ways, the searches are a mess, the mortgages are a mess. legal description are wrong, incorrect, not correct at all, etc.
we need to get back to the correct way of doing things. and just cause the copy doesn't want liens or judgments, it doesn't mean that we skip over them.
instead of taking a day off, let's make a stand to the companies that we work for and stand up to what we are actually worth as a whole, not to do work for $20-$30. you can't even put gas in your car for that.
