I had a very good working relationship with Zen Title for more than a year.  The payments got slower and smaller as 2006 went on.  They now owe me for work thru October 30 when I stopped accepting work.  I wrote to the Better Business Bureau in St. Paul and to the Secretary of State Office in Minnesota, and copying Zen Title.  I'll be writing to HUD as I read a thread about that being a possibility...at least to let them know about a company defaulting in their agreement to pay for work done and charged to the lender.  And, if no results by Jan 20th I'm going to turn the sizeable sum over to a collection agency.

I really hesitated in "blackballing" Zen, but this is over the top!
