I RAN ACROSS THIS SITUATION HERE IN KANSAS WHILE DOING SEARCHES FOR THE DELINQUENT TAX DEPARTMENT. AT THAT TIME, I WAS THE ABSTRACTOR FOR DELINQUENT REAL ESTATE AND MY SUPERVISOR WAS AN ATTORNEY. TOGETHER WE RESEARCHED THIS OUT AND FOUND, IN KANSAS, WHEN A COUPLE HELD TITLE AS JOINT TENANTS AND ONE OF THE JOINT TENANTS MURDERED THE OTHER, THE ONE COMMITTING THE CRIME LOST HIS RIGHTS AS A JOINT TENANT, AND THE ESTATE OF THE DECEASED HAD TO BE PROBATED. IN MY CASE I WAS RESEARCHING, THE ONLY HEIR WAS A MINOR, AND THERE WAS A GUARDIANSHIP APPOINTED. WE COULDN'T FORECLOSE ON THE PROPERTY BECAUSE THE MINOR WAS THE OWNER. I DON'T REMEMBER WHAT HAPPENED TO THE PROPERTY, BUT I FOUND THIS TO BE A VERY INTERESTING SEARCH AND VERY EDUCATIONAL.
