About the same for a tax sale in TN. The courts hold a tax sale, you bid on the property, the owner has a year to redeem the property by paying the bid amount plus interest. A title search would NEED to be performed as the bidder would inherit the liens on the property. In July '05, I bought a lot on the TN River at a tax sale. I just got my deed in August. The lot was free and clear and I feel comfortable now to make improvements. Of course, I did a search to make sure there were not any liens. But, the landowners association thinks that I should pay back association dues on the property. I will fight that as they never filed a lien at the courthouse. We'll see what happens.
