You are a nice person to tell them about the errors and offer to fix it for a fee. Don't sell your expertise and experience short. Maybe if they guess wrong a few times, they will consider it better to pay someone to do it right the first time than the frustration and waste of their own resources by getting it wrong multiple times.
Like title abstracting, too many people are using "fill-in-the blanks yourself, FREE off the internet" legal forms rather than paying a nominal fee to someone who knows what they are doing. If your electrical service was sending showers of sparks through your house, you wouldn't call an electrician and ask him to "send me a detailed list of everything I need to fix this." Of course, my electrican might just do that - and get comfortable across the street with a few beers to watch my house burn down with me in it.
