Two thoughts come to mind. One - I wonder if the guy who wrote this would buy a house without title insurance. One missed heir in the records from 1965 (which AREN'T online), and his house is gone. Second - if you don't want to pay for title insurance and you're ok taking the risk...pay cash. Nobody can force you to buy title insurance if you don't go through a lender.
