If I file a mechanic's lien today during your search for a 125k pool. You are telling me your online database is gonna catch it?
My brother has been doing title evidence for over 20 years in Florida and my family has been in that State for three generations. He uses the online database to a certain extent. He has to call the County and advise them of corrections at least once a month.
Garbage in, garbage out. Do you know who input the information in your database? Are they a good typer? Do they speak english?
If you feel comfortable defending yourself in a lawsuit with the information some Indian (India) compiled off the sweat of other examiners, by all means use the computer database.
Just my humble opinion.
