That's typical for Pennsylvania; we're always about 20 years behind everyone else. First of all, there is no uniform statewide system of property assessments here. To further complicate matters, not all counties report the tax amounts that are due for the current year.
Assessed values are broken down by land values and improvement values. Local custom and practice has been that the individual title companies normally obtain the tax certification letters prior to closing. The only time past years' taxes are reported at the county level is when they have become delinquent.
To the extent that such information is available, we show it on our report, along with the name and telephone number for the tax collector of the local municipality.
