Hi Steve.... I am uncertain how to fully answer your question as I have never been in the Philadelphia courthouse to pull an abstract of a property. All I can say is that in the very few times we have attempted an online search, relying on government technology has been disappointing. Despite having illegible copies of documents over 50% of the time, there were also prothonotary searches we need that could not be complete and most of the times, we have an incomplete search due to online records having a delay in updates from the actual records that are in the courthouse. Some courthouses say records are updated daily however, due to IT issues and just individuals being "backed up", I've seen online systems be three weeks behind what is already on record. I'd rather leave our insurable information up to a live person who understands the record indexes and who has been in the courthouse with extensive experience rather than a TruClose employee who would pull records online who would be just learning the courthouse online system. Internet searching very well may be just as good as an abstractor going in to pull records for us however, I'd rather not take the chance or the jobs away from the teammates we employ as vendors. The online systems are only as good as the individuals running them and the margin of error is much greater as you need to rely on extra individuals rather than one abstractor. Perhaps others would like to chime in on this? Mr. Franco, Mr. Bloys? I know most people here share the same viewpoint as me.
