I think another major problerm is that "some" title companies jump the gun and try to push a weak deal through just in case the deal turns good. They order the title search ,but the don't order the survey for example , since that is going to cost them no matter what and the examiner they can put off.
When I have a client that is giving me alot of work and they are not calling me for contins , I know that their deals are not closing and there's more of a chance of not being paid or paid late. Thats why I find it better to take on clients on your own term's and not theirs ( but you can bend a little to keep them happy).I also make sure I get paid once a week and if they pay late (over 7 days) on a regular basis I send them else where . But my main clients I do what ever I can for them to keep them happy and they want me to keep doing their work so they pay me right away with no problem. I also find it a little annoying that some title companies need a search the same day but they don't close until a month later.
