I think that is why so many out here have problem's getting paid. The mind of many clients is "they said there turn-time is 24hrs and it's a day late , now we wont pay them or we will hold back there money" . But thats why I tell them average turn-time and they are happy with the quality their getting. I also tell them I get paid on time and in full even if the title does not close.
In my county we can encounter many problems that we must look into, but others who undercut and makes promise of turn time are the same one's who cross there fingers on the search , shortcut and don't look into the same problems that a good examiner will. I also know I have less problems getting paid when I decide which clients I will take on (which is easier to do when we were busy) and weed out all clients that have a bad rep or that seem to have any problems with fast pay. When I get paid fast , I do 'not ' have big outstanding invoice's and I include in my price's the contin, so if a client a leaves because of "promises of better prices and super fast turn-time " they know they may still need my help on files I did for them. If they don't pay the last invoice , I will not do anything for them until they payup. If they still don't pay I call their underwriter, pass the word around the county center and other county center's ,call their clients ect... It seems they would rather pay.
We do understand if our client loses work ,we will have less work so we do try for fast turn-time. And we would not expect a client to stay with us if we were always late with the work( our clients know how our county is and like our quality and our turn-time), but regardless of what happens " I must be paid!!!! ( and on time)
