In the state's I cover, leases are rarely recorded. You will usually only find a "Memorandum of Lease" which is not really the full lease, just a document that tells you there is a lease out there between the fee simple owner and the lessee. And since, as you have discovered, they usually don't necessarily do one of these as each tenant moves in and out, and they do not do a recital of the previous transaction like they do on fee simple deeds, you may not get your search accomplished. You may be able to locate other related documents such as various non-mortgage assignments of interests by searching the name of the lessee in the grantor index. But there is no requirement that those types of documents be recorded. So you may have a dead end at that point.
