Great news for those of us that do "real" title searches then- in Virginia a full search is at least 60 yrs or to a valid general warranty deed beyond that- and I agree there is no reason to short cut anything we do just because of a time limit- I did not mean to imply that at all- ( was just following the instructions set out)- after all what extra effort does it really take to make sure we cover all the basics, even if it is solely for our own peace of mind. I recently was asked to do a CO on a builder- for the peace of mind ,I had to go back 7 conveyances just to get out of that builders entities he had moved property in and out of- just so I could feel comfortable with the loan status that he was attempting to disguise- those are the ones that always send up warning signs to me, I do not want that "dreaded phone call".
I am sure the title people in Pa will adjust- it is just one more correction to the distortion that the Big title companies have introduced to the system with there outsourcing debacle- I would not want to be in the position of having recommended that as a way to either stream-line or save money with title searching as they have so evidently demonstrated with all the claims now.
