Hi, Steve and thank you for your kind words. I had an interesting chit chat a few months ago with our department of insurance. We reviewed published search standards for three large underwriters and found that all three required a full search - 60 years - in PA unless the agent had in hand a prior OWNER policy. In the search standards for short searches such as current owners, the requirement to search back 10 years and 30 days was retained.
We all know that many many title agents discontinued following these guidelines and the underwriters permitted the slacking. We have reason to believe that they are re-embracing the real rules and will be retraining agents moving forward. I would expect, at least in PA, that abstractors will see some confusion in the instructions from title agents as they get used to new rules. It's a "patience is a virtue" kinda mood for now. ;)
