To answer the questions posted, without knowing specifics I would say;
#1. We would run a twenty year lien/docket search on the Flintstones, Rubbles and Simpsons. Providing that a current owner search was requested and the conveyances were out of family. We always provide at least a 24 month chain/good PPM search whether asked to do so or not.

#3. The Rubbles would be run back twenty years for a lien/docket search from the date of acquisition, then forward to double check that all mortgages and security deeds were satisfied and finally that no out sales occurred that would affect our client. If a full search is requested, we research the chain back to the state statute involved, then when that requirement is met, we will verify that it is out of family and back to good PMM. If it is not, we continue to search back until one is either found or we contact client to ask if we have went back far enough for them to be satisfied. Then we research all names involved in the chain. Twenty years prior to the last owner in the chain (Fred Jones and Daphne Blake, and Scooby if name appears in chain of title) for a lien/docket search and then forward all names appearing in the chain.
Obviously at times there could be other issues involved that you need to address. However, just trying to answer your questions as stated.
