Thanks Rob: I respect Diane's work and blogs( when they are available) and she helped- but your break down was most informative- so there is not a separate line item to be had in Pa for the title search-? That has been a vital point in some matters at to how much is actually being paid for this service- the VM's have a tendency to mark up these fees but are prohibited from doing so if a line item for the title search is utilized on the HUD-1, since they do not add core value to the title search it requires they list their fees separate- which in the long run benefits the consumer as to where the money is going and for what service. This eliminates that possibility of adding in the kickback fees and other fees that are just ways to rip off the consumer, as the A(E)BA's are want to do.
The question I had was where are those $25-$45 dollar fees for the title that are being talked about on here showing up-if they are hidden in the title insurance fees, there is no way to regulate just how much is being paid for what- except the bottom line.
I also find the part about having to report additional chains of title with the title insurance system a bit of an over documentation of simple facts that are shown just by the paper work of the title. Just because it takes more effort or longer to complete a case should not mean you have to report that fact for each and every case- just my thinking. I know I routinely run multiple chains on title and include the information with my copies, but don't load up the clients with details of that nature- it would clog up the e-mail folders with tons of pages that mean nothing to the settlement personal and process.
