Rob: Does that mean there is no monetary distinction between a current owner search and a commercial building search other than the premiums of the title insurance? How can one consider doing a lengthy search if there is a loss involved in doing it?
Is the title fee something that can be increased , in addition to the insurance fee- it just seems like that would prevent a lot of searches from ever being done properly or completely- a lot of short cuts would probably the norm for those difficult cases.
I recently moved to Tennessee and they seem to use the same "all inclusive" fee approach here also- I still have not gotten a good answer as to how they or what they pay for a title here, there is nothing shown on the HUD-1 except the title insurance line.
Thanks in advance of any clarification on this.
