I've seen the search range in PA from $25-$45 for Current Owner - most are around $35.
Full (60 year) are from $75 - $150 - most around $110.
From the Title side - I choose the one that has given me good service in the past. If i need to use someone new for a county - and have no referral - I'll take the first one to respond , as I need the search completed in a timely fashion.
As Diane pointed out - when some of the deals are $20-30K.... look up the rate sheet... and see how that fits into overhead, any overhead, for a Title company. Rent, supplies, salary, insurance, etc.....
So the question is......if it's an issue, why do we take the low deals? Because they come from solid clients that will also provide the $100-180k deals and a few in the $200k range.
Depending on the target market - many of the small independent Title companies in PA are NOT pulling in $300 to a million dollar residential deals. And almost none are getting large commercial deals from my observations.
If an Abstractor has provided adequate to excellent service, and is charging towards the lower side of average, should the Title company ask them to raise prices?
